Growing Your Real Estate Business with Direct Mail Marketing: Interview with Thomas

Jared Wright: Hello, everybody. This is Jared Wright with The Share Group. I got my man, Thomas Phillips here and we're going to talk a little bit about the business of The Share Group and how our data has helped Thomas and his business. Thanks for joining us, my man.

Thomas Phillips: Absolutely. Glad to be here.

Jared Wright: Yeah. So, tell me a little bit about yourself, the market you're in, and, yeah, we'll go from there.

Thomas Phillips: Yeah, so I'm based in Greenville, South Carolina. It's a growing city. Actually, it's expanding every day. A lot of new builds going up, a lot of new condos going downtown. The little downtown area's growing. I think I've been up here about five years and it's growing so much just in five years.

Jared Wright: So tell me a little bit about your business. What are you doing in real estate?

Thomas Phillips: So I mainly worked with sellers. That's how I came across y'all. I was trying to find a good source for seller leads because there's a ton of buyer leads.

Jared Wright: Yeah.

Thomas Phillips: There was really nobody that I could find devoted just to the seller leads. I was watching YouTube videos and came across one of Brandon's videos and you were featured in it. That's when I reached out to y'all and y'all have been fantastic to work with.

The Power of Postcards Through Mailbox and Callings

Jared Wright: Awesome. So tell me a little bit about, don't tell us your secret sauce, but tell me a little bit about what you're doing with the data that we've provided you.

Thomas Phillips: So I think so far I've bought a couple thousand leads from y'all. I'm doing postcards through mailbox power. So I did some postcards, I think on all of the leads that I bought.

Jared Wright: Sure.

Thomas Phillips: Got a call back last week, I believe it was. It was a couple, they're looking to downsize. It was a downsizer lead. Got to talking with them. They're probably in a $750,000 house. Got to talking with them some more. Went back the next day. Found out they had a house out of town. It's about 2.6 million. And then they called me back the next day and they wanted me to do a market analysis on a beach condo they had. It was probably 550, 600,000.

Jared Wright: Oh wow. Yeah.

Thomas Phillips: I'm working with them, trying to hopefully get those on the market. But other than that, then I have a lady here in town that does calling for me. She's been a godsend for calling. She's a calling machine.

Jared Wright: I love it.

Thomas Phillips: She goes to those lists and calls. She's very outgoing and sociable, so it's been working well. Before y'all, I was going after old expireds.

Jared Wright: Oh, sure.

Thomas Phillips: I think I exhausted all of those. And then I was trying to do my own absentee owners through courthouse retrieval system and they're not as reliable as the leads that y'all provide or as high quality as the leads y'all provide.

Jared Wright: Wow, that's awesome. Yeah, we try to put the secret sauce of the transactional record of it being an absentee owner and then the demographic responsive record of the phone number and the email and then marrying them together. It was a work in progress and we're really starting to figure it out and the quality's getting better and better.

Thomas Phillips: It's hard work. It's hard work.

Jared Wright: It is. It's a lot of work. Yeah, being doing this for 20 something years, it's all we knew. And then to find a market like real estate to see benefit of it, it's really cool to see it come together. So tell me about Brian Hill. Your experience with Brian, how's that been going?

Thomas Phillips: Oh, Brian's great. I've enjoyed working with Brian. He's fast on his responses. If I ask something, he gets right back to me. Anything I need, he's on it.

Jared Wright: I love it, man. No, we really appreciate the business and the opportunity, Thomas, and really looking forward to growing this monster together, and that's what it's all about. So yeah, thank you so much.
